This event is free to attend for both members and prospective members of Illinois MGMA.

According to a Harvard University study, 35% of ILLINOIS small-businesses have closed since state-mandated, Covid-19 mitigation protocols took effect. Additionally, more small-businesses have closed in Illinois than in any other midwestern state, excluding Michigan.  Illinois’ massive decline in the number of small businesses ranks eighth worst in the nation - (Illinois Policy Institute).

Illinois is experiencing one of the most unprecedented shifts in commercial real estate history.  Situated in this shift, rests the commercial healthcare real estate sector. Paradoxically, our healthcare sector currently possesses one of the most unique and lucrative transaction opportunities this market has ever experienced. It is truly extraordinary.

In that regard, practice managers and healthcare physicians who have the wherewithal to explore, leverage and capitalize with posture, will cultivate increased profitability.  Commercial real estate is the second-highest expense behind payroll for most healthcare providers. With tens to hundreds of thousands of dollars at stake, market shifts require attention and analysis. This presentation will examine how the pandemic has impacted healthcare real estate, and what this means for physicians who are either occupying or looking for space.

Lease Negotiations/Commercial Transactions

Mr. Michael Caldarazzo represents physician practices in the State of Illinois. He exclusively advises, protects, and advocates for healthcare tenants and buyers only. Michael understands how to negotiate and secure the most favorable terms, in complex lease negotiations and ancillary real estate transactions. Born and raised in Chicago, Michael understands the local nuances in medical start-up’s, lease renewals, expansions, relocations, transitional and acquisitional transactions… specific to Illinois.  Michael refuses to work with landlords & sellers, and delivers healthcare-only representation at the highest level.  

Additionally, Mr. Caldarazzo serves the Illinois MGMA’s Affiliated Business Partner Committee, which functions as an advisory committee to the Board of Directors. Michael is married, has 4 beautiful children, and currently lives in Naperville Illinois. He enjoys physical fitness, fishing, and currently holds the all-tackle, North American World Record for northern pike.
